How Selling To Us Works

Lanova Land takes pride in making our transactions simple and efficient for all of the land owners that wish to sell their property. We continuously hear a vast amount of positive feedback from sellers regarding the effectiveness of their transactions. This reassures us that we are doing things the right way. 

 

You are probably on this page because you have either received an offer letter from us or because you found us online. You are most likely thinking about selling your property but would like to be a little bit more informed about the process. We complete our transactions in four easy steps so that you can get cash as fast as possible.  

1: Offer Acceptance

Once you accept our offer, please send the signed purchase agreement back to us. You can do this by either mailing it to our address or scanning a copy of it and e-mailing it to us. We recommend that you send us the signed agreement through email as this will expedite the process. If you have any questions at this point, please feel free to call us. If you found us online and have not received an offer from us, please give us a call and we will let you know how much we can offer you for your property. 

2: Due Diligence

Once an offer has been accepted, we begin the general due diligence that we run on every single property we purchase. This is basically the research that we perform to make sure that we know all of the details about the property. This typically takes about 2-5 business days. If everything is satisfactory we will proceed to the next step.  

3: Drafting The Paperwork

When our due diligence is complete, we will start drafting the new deed along with any county specific paperwork that will convey title from you, the seller, to us, the buyer. At this point, we may ask you to provide certain documents so that all the names and addresses necessary are correct on all of the documents needed. Once this is finished, the closing will begin. 

4: Closing

This is the part of the process where you sign all the necessary paperwork and we make the payment for your property via a cashier's or electronic check.  We close properties one of three ways. Through our in-house closing, a notary close, or through a title company. Over 99% of our transactions are closed either in-house or through a notary. Once we decide which closing method is the most suitable for the transaction, we will provide you with detailed instructions and walk you through the entire process.Once we go through the closing process, you have received your payment and we have purchased your land.
